LOTUS MEDICAL BUILDING
DOVER, DE
This project involved the adaptive reuse of a former two-story office building along a major thoroughfare. Originally divided into two tenant spaces per floor, the interior was fully gutted to create a cohesive layout that meets the operational needs of a new behavioral health clinic while preserving key structural elements, including the central exit stair enclosures.
The building was brought up to code with a new accessible entrance, an ADA lift connecting all levels, and upgraded mechanical and electrical systems.
The design emphasizes clear, efficient space planning and a neutral, calming finish palette to create a welcoming atmosphere within a modest budget. On the exterior, the existing brick was painted soft off-white and accented with subtle lighting, giving the building a fresh, inviting presence along the street.
The facility is designed to be approachable and supportive—a space that fosters dignity and promotes recovery.
